First-Time Buyers: A Decade of Half-Price Mortgages Awaits

Imagine walking into your local bank, Malta’s sun streaming through the window, and hearing, “Your mortgage interest is halved for the next 10 years.” That’s the reality for first-time buyers in Malta, thanks to the PN government’s latest initiative.

Government’s Mortgage Scheme: The Nuts and Bolts

The scheme, announced by Finance Minister Clyde Caruana, will see the government foot half the bill for first-time buyers’ mortgage interest for a decade. Here’s how it works:

    • Applicants must be first-time buyers, with no prior property ownership in Malta or Gozo.
    • The scheme applies to loans up to €175,000 for properties in Malta, or €140,000 for properties in Gozo.
    • Buyers must apply for the scheme within two years of purchasing the property.

Malta’s Property Market: A Tale of Two Cities

Malta’s property market has seen its ups and downs, with prices soaring in recent years. The scheme aims to make homeownership more affordable, especially in areas like Sliema and St. Julian’s, where prices have skyrocketed.

According to the Central Bank of Malta, the average price of a dwelling in Malta reached €270,000 in 2021. While this scheme won’t make everyone a homeowner, it’s a step towards making the dream more attainable.

Streets Ahead: What This Means for Malta

This scheme could see more young Maltese and Gozitan residents enter the property market. It could also stimulate the construction sector, with developers building more affordable homes to meet demand.

However, critics argue that the scheme doesn’t address the root cause of high property prices: limited supply. if this scheme is a breakthrough or a band-aid solution.

For now, though, first-time buyers can celebrate. The road to homeownership just got a little smoother.

“This scheme is a lifeline for young couples like us,” says 30-year-old Sliema resident, Matthew. “We’ve been saving for years, and this could make our dream a reality.”
