Malta’s Housing Boom: 40% Spike in New Dwellings Approved in Q1

Imagine standing at the foot of St. George’s Square in Valletta, the sun casting a warm glow on the historic buildings. Now, picture that scene with 40% more new dwellings than last year. That’s the reality we’re facing, according to recent statistics from the Planning Authority.

By the Numbers: A 40% Jump in Approvals

In the first quarter of 2023, the Planning Authority approved 1,374 new dwellings, marking a 40% increase compared to the same period last year. This surge in approvals is part of a broader trend, with 2022 seeing a 27% increase in new dwelling approvals compared to 2021.

Breaking down the numbers, Malta’s central region led the way with 557 approvals, followed by the Northern and Southern regions with 406 and 347 approvals respectively. The number of approvals in the South Eastern and Western regions stood at 78 and 20 respectively.

Driving Factors: Affordability, Demand, and Policy

So, what’s behind this housing boom? Experts point to a mix of factors. Firstly, there’s the demand, fueled by a growing population and a thriving economy. Then there’s affordability. Despite the increase in approvals, housing prices remain high, pushing developers to build more to meet demand.

Government policy also plays a role. The ‘Malta Land Scheme’ and ‘Partit Kotba’ initiative, for instance, offer incentives for developers to build affordable housing. However, some critics argue that these schemes don’t go far enough to tackle the affordability crisis.

From Plans to Reality: What’s Next?

With these approvals, Malta is set to see a significant increase in its housing stock. But will these new dwellings meet the needs of Maltese families? Will they be affordable? . What’s clear, though, is that Malta’s housing scene is changing, and we’re all watching to see what comes next.

As Architect Martin Gauci, a veteran of Malta’s construction scene, puts it, “This is a significant shift. It’s not just about numbers, it’s about creating communities. Let’s hope these new dwellings are part of a wider vision for our islands.”
