PN’s First-Time Buyer Scheme: 750 Lucky Ones

Imagine standing in the bustling Republic Street, the heart of Valletta, where the echoes of history whisper through the cobblestones. Now, picture the faces of 750 people, the lucky ones, who, according to Opposition Leader Bernard Grech, will benefit from the Nationalist Party’s (PN) first-time buyer scheme. That’s right, out of the thousands of Maltese dreaming of owning their first home, only 750 will see their dreams materialise, at least according to Grech’s calculations.

Grech’s Critique: A Drop in the Ocean

Grech was quick to point out that the PN’s proposed scheme, which aims to help first-time buyers purchase their dream home, will only benefit a fraction of those in need. Speaking at a PN event in Qormi, Grech stated, “The PN’s scheme will only help 750 first-time buyers. This is a drop in the ocean compared to the thousands of Maltese who are struggling to get on the property ladder.”

Grech’s criticism comes as the PN has been pushing its housing scheme as a solution to the island’s housing crisis. The scheme, which was announced earlier this year, promises to provide first-time buyers with a €20,000 grant towards the purchase of their first home.

PN’s Response: A Step in the Right Direction

However, the PN was quick to defend its proposal, with Deputy Leader David Agius arguing that the scheme is a significant step in the right direction. Speaking to Hot Malta, Agius said, “The PN’s scheme is not a silver bullet, but it is a significant step towards addressing the housing crisis. We cannot ignore the fact that the current system is broken, and we need innovative solutions to help first-time buyers.”

Agius also pointed out that the scheme is designed to be targeted, ensuring that those most in need benefit the most. “Our scheme is not about giving money to everyone. It’s about helping those who are struggling to save for a deposit, to finally realise their dream of owning a home,” he said.

The Numbers Game: How Many Will Benefit?

The question remains, however, whether 750 beneficiaries are enough to make a dent in Malta’s housing crisis. According to the National Statistics Office, there are over 12,000 first-time buyers in Malta. If Grech’s calculations are correct, the PN’s scheme would only help around 6% of these buyers.

with house prices continuing to rise, many first-time buyers are struggling to save for a deposit, let alone afford a home. According to the Central Bank of Malta, the average house price in Malta has increased by around 10% in the past year alone.

So, while the PN’s scheme may be a step in the right direction, it’s clear that more needs to be done to address the housing crisis in Malta. As Grech put it, “We need a comprehensive plan that addresses the root causes of the housing crisis, not just a band-aid solution.”
